Design/Build (D/B)

The Grunley-Walsh design/build agreement includes architectural, interior design, engineering, and construction services. With G-W leading the team to plan, design, schedule, and control costs, the D/B option proves to be cost-effective: G-W is involved from design inception, narrowing the margin for costly architectural/ engineering errors. It’s also time-efficient and functional as initial construction work can start while the final documents/pricing are completed, and the client has one contact responsible for all services.

 

Construction Management (CM)

Under separate contracts, the chosen architect and Grunley-Walsh cover their respective areas, with G-W responsible for all construction management services. The CM option allows
G-W to work closely with the architect and client on schedules, budgets, and negotiated prices, and lend a construction perspective to architectural proposals early in the process when it matters most.
Other advantages include:
• Avoiding the time-consuming bid process
• Allowing G-W to handle subcontractor bids for client review
• Offering the client either at-risk or agent type of work

 

Guaranteed Maximum Price (GMP)

When estimating a guaranteed maximum, G-W performs general contracting and construction services, usually exceeding 20 percent of the total value and including carpentry, concrete, and/or architectural work. Prior to bidding, G-W’s efforts include reviewing plans and documents; clarifying
any issues raised; forming, evaluating, and pre-qualifying a pool of potential subcontractors; and educating subcontractors in terms of project requirements.
